The Important Things

I always get sentimental this time of year.  And by sentimental I don’t mean I want to cuddle with everyone I respect.  There will be no cuddling on RehabbingTV.  Unless it's with my pup in the picture above :-)

First, I’d like to thank all the awesome folks who have reached out to me in 2012.  I’ve heard from folks who think I am an idiot, others who are sure I’m an idiot, but mostly I’ve gotten inquiries from people who are genuinely interested in building a relationship that will benefit them both personally and financially.  I’ve received many thanks from other investors for the page of resources I’ve posted.  I’ve received even more thanks from the contractors and contacts on the resources page that have built great relationships with the new clients that contacted them via my permanent free referral method.  Cheers to new relationships!

One last shout-out...it goes to the folks who took the leap and joined my mentoring program, thereby beginning a new chapter in their investing career.  Your faith in me is humbling.  You’re crushing it, and I can’t wait to share your continued successes and expand the group in 2013.

Time for a few questions...How did your life do this year?  Did it live up to or exceed expectations?  Did you crush it, or were disappointed by the results of your efforts?  How many personal goals did you set aside in an effort to hit your business goals?  How many of you never set personal goals?  How many of you used twisted/convenient logic to justify your business goals as personal?

It’s cool.  All motivated individuals are guilty of crossing the line.  Let’s make it a goal to stop that shit in 2013!  Draw the line now and make living life your purpose.  Like a fat man on a diet plan.  Set aside your late-night need for social media biscuits.  Snacking on deals when you are supposed to be with your family is no longer acceptable.  Stop justifying your need for dollars.  Once you get it going you’ll then travel and do the things you love?  No you won’t.

Here’s a plan that I don’t respect...Take time away from what you should be doing now to “work hard”, because eventually you’ll be able to be the ideal person to everyone in your life (including yourself).

It’s not that I don’t think people should work hard.  We should all work as hard as we can in the time we have that isn’t already occupied by the things that are more important than work.  It’s that simple peeps!

Keep it real in 2013.  Build relationships with everyone you like, and politely excuse those who aren’t contributing to your awesomeness.  Give everything you can, give more, but don’t compromise your larger purpose.  It’s gonna be another great year.  I have plans to bring even more info than I have in the past.  Thanks for your support!

Flip Tip #42 | Locking out the Seller | Flipping Homes

Would a seller request that you change the locks to the property they still own?  Yes...so don't forget to charge for it on the HUD.  And look out for the 90-day deed restriction on financing.  I couldn't script the stupidity I have to respond to on a daily basis.  Keep smiling!
